2 Blue Sun Drive - Sage Creek

Builder: Broadview Homes
Selling price: $278,077 plus GST and Land
Type: Bungalow

2 Blue Sun Drive - A small bungalow which would be perfect for a single person or couple.

On one side of the centre wall is the living area. The gas fireplace separates the Living Room from the Dining room and is open to both. Nice! The floors are a dark, rich laminate. The kitchen’s stovetop has a dazzling blue mosaic backsplash and a stainless steel hood. The kitchen’s island is multi-functional. On one side is the sink. On the other is a raised glass, casual eating bar and stools.

On the other side of the centre wall are three bedrooms. The master bedroom is at the back of the house and is a good size. It has a walk-in closet and full bathroom (shower). If I owned this house, I’d use the front bedroom as a crafts room and the centre bedroom as a guest room. The main bathroom is across the hall and is easily accessible to the living area.

The lower living area is a real bonus. The rec room is large and has a bar nicely situated at one end. The downstairs bedroom is almost as large as the master one and has a walk-in closet. There is a full bathroom downstairs. The utility/storage room is large. Plugs are conveniently placed for all utilities including plugs for a downstairs freezer.

6 Blue Sun Drive – Sage Creek

Builder: Qualico Homes
Selling price: $323,233 plus GST and land
Type: 2-Storey

6 Blue Sun Drive – A two storey home with three bedrooms suitable for a family of up to
four people.

This house has a small front porch with a large window that provides light for a lovely
room just off the entrance hallway. The builders have used a “bay” shaped wall with
pass-through openings on each side of the room’s doorway. The result: a beautiful room
which can be used as a formal dining room or as an office/library.

On the other side of the main entrance is the entrance from the generously sized two car
garage. The extra two or three feet on each side of the double door gives room for shelves
or a workbench. The laundry area is just inside this entrance. An entrance to the kitchen’s
pantry is beside the laundry area. What a great idea! From the garage, you can enter the
house and immediately put your groceries away in the pantry. A half bath is also tucked
into this area.

The kitchen is very functional. There are stainless steel appliances, well placed for
an organized kitchen. A centre island houses the sink and a raised eating bar. The
Caesarstone countertops are lovely. The stovetop has a brown glass mosaic backsplash.
Beyond the kitchen is a dining area with double garden doors leading out to a deck.

The highlight of the main level is the double storey ceiling in the living area. This
room has a built in entertainment centre complete with gas fireplace. The room’s large
windows face west. It would be a lovely place to relax and enjoy a prairie sunset.

Upstairs are three bedrooms. The large master bedroom is at the back of the house, facing
west. It has a large walk-in closet and a deluxe ensuite bathroom which includes a soaker
tub and separate shower. The storage space in the bathroom cupboards is extremely
generous. The other two bedrooms are a good size and face the rising sun. As you walk
down the U-shaped staircase, you have a spectacular view out the double storey windows
of the living area.

Although the basement is not finished, the walls have been framed and a bathroom has
been roughed in.

14 Blue Sun Drive - Sage Creek

Builder: Kensington Homes
Selling price: $339,900 plus GST and Land
Type: 2-Storey

This is an outstanding home in one of Winnipeg’s fastest growing neighbourhoods. Before we even get to the inside of the house, special mention must be made of the outside. It backs onto a park which makes for a calming peaceful setting. It has a large raised deck with western exposure – perfect for entertaining. There is a patio on the lower level that smartly uses much of the back yard. Combined with the garden and use of native plants, it becomes a very low maintenance yard for those of us who don’t like to cut the grass or constantly weed.

Going inside, the living room features a very large fireplace and room for a big flat screen TV. This feature wall stands out and makes the room special. Every little detail has been adhered to in the design and construction of this house. There is a highly organized mud room coming in from the garage with separate spaces for each child and a messy husband, too. The kitchen promotes plenty of easy access shelf space so that everything you need is right there. Kudos for the wine rack in the dining room. The washer/dryer room upstairs is located in a terrific spot, right before all of the bedrooms and bathrooms. The folded towels on top was a nice touch.

Something that you don’t often see is the walk-in closet in a second bedroom. Talk about anticipating a clothes hungry teenager!

One could live in this basement as it has all of the necessary amenities. Room for a large television or theater screen, bar area, bathroom and separate sitting area all make this a tremendous space. The use of hot colours bring the basement to life.

This house uses colours in a most effective way; they are pronounced without being overbearing. The house backs onto a park and has a relaxed atmosphere. There is a surprisingly large amount of space inside. The dining area can host a sizeable dinner party and the living room has ample separation from the fireplace and TV. There are three bedrooms upstairs but the aspect that appealed most to me was the fabulous bathroom off the master bedroom. The jacuzzi style tub is situated next to the shower in an effective separation.

2 Blue Sun Drive - Sage Creek

Builder: Broadview Homes
Selling Price: $278,077 plus GST and Land
Type: Bungalow

This is the perfect sized home for a young family or a young couple. It’s on a corner lot which means extra light through the side windows. It also backs onto a park thereby creating a peaceful ambience. The back patio terrace is sheltered but has a beautiful western exposure. This appears ideal for an after work glass of wine looking out over the park. The kitchen is very modern looking. As a matter of fact, the entire house is sort of a contemporary designed easy living bungalow.

The open concept stone gas fireplace smartly separates the kitchen from the front entrance. This is a great placement for a fireplace. The kitchen is laid out perfectly for a couple. It encourages conversation during meal preparation. The bar stools face the cooking area with a raised counter top. Maybe I saw the house close to happy hour, but again I thought of a couple enjoying a nice bottle of wine, talking about the day as one partner cooked and the other poured.

The artwork upstairs is very New York reminiscent. It brings the room to life.
The basement recreation room is quite open and the perfect location for a large screen TV. The back bar still permits an unobstructed view of the TV.

This house is a gem and a must-see. It will appeal to all ages.

184 Bridgeland Drive South - Bridgwater Forest

Builder: Hilton Custom Homes
Selling Price: $385,490 plus GST and land
Area: 2130 sq ft

When you walk into 184 Bridgeland Drive S there is a nice living room to the left open to the floor above. I quite like this feature and it seems to be popular as I have seen it in a few homes. Walking through the house, you come to the open kitchen/eating area/family room. As somebody with two small daughters who lives in an old home Crescentwood, I really appreciate this feature. The design of older homes tend to compartmentalize each room. If my wife and I are in the kitchen and it becomes too quiet in the living we must stop what we are doing and check it out. This kitchen features a very nice brown palette with granite counter tops. The kitchen sink is set under the granite giving it a richer effect.

As you travel upstairs, a great loft space overlooking the living room greets you as you reach the top. The master bedroom is a good size with a perfect ensuite featuring a large bathtub. The other bedrooms on the second floor are aptly sized as is the main second floor bathroom. The basement is framed, but unfinished and represents some great living space if completed.

For a family of four, this could make for a really great home.

54 Highland Creek - Bridgwater Forest

Builder: Artista Homes
Selling Price: $766,481 plus GST and land
Area: over 3600 sq ft

When I walked up to 54 Highland Creek there was a buzz of activity as I caught them in the middle of putting the final Parade of Homes touches for Saturday. Enzo from Artista Homes generously let me in to have a look around. If the price didn’t trigger that this house was going to be special, you knew it right from walking in the door. To the right of the entrance was the dining room where several people were feverously assembling furniture. The dining room has a glass wall looking over the family room toward the back of the house. As you walk into the kitchen, you look up to the soaring ceiling to see… a 10 foot aquarium! A second floor loft overlooks the kitchen with the aquarium acting as its wall. Very cool feature. The kitchen itself is rather fantastic in a cool white, but the high ceiling and aquarium really steal the show.

As you walk up the stairs, on the other side of the aquarium is a great loft space. Walking into the cosy master bedroom, the defining feature reveals itself to be the master bathroom. You step down into the master bathroom giving it high ceilings. The stand up shower looks great as it runs the whole height of the room. The feature piece is the poured concrete sink. Almost like a trough, water pours from one end and drains on the other. Magda from Interior Illusions explained the sink details to me while she staged the bathroom. The other bedrooms on the second floor are very big and have large, high quality closets. My two daughters are under three, but I suspect closet organization will feature prominently in my future.

Going from the second floor to the basement, the house features a great walk out with a fabulously landscaped backyard looking out onto the lake. There were several people wiring and setting up panel TV screens in the basement, so I suspect when Saturday rolls around there will be a very cool display to be seen.

Probably a little above my price bracket, but I love the details. Very well done. Worth a visit to check out the aquarium and the exquisite master bathroom.
