86 Grantsmuir Drive - Harborview South

Builder: Randall Homes
Selling Price: $348,576 Plus GST and Land
Type: 2-Storey

This magnificent 2 storey home is Randall’s ‘Rochester F’ design. It is located facing a lake in the Harborview development. In the rear, this home is fenced at its boundary with no other construction located behind it. It is on a 42’ by 110’ lot. Approaching the home, one is quickly impressed by the front facade and durable vinyl siding exterior. The two car garage is partially built into the house with a group of large windows above it on the second floor. There is a nice sized porch at the front doorway.

Once inside, you are in the reception area with a closet for coats and a powder room which services the main level. The garage entry door to the home is into a space with a coat closet and a terrific laundry room with front loading washer and dryer, a big stainless steel sink in between them, cupboards for laundry supplies and shelves. Since it is quite a good size, you could do your ironing or ‘steaming’ right there as well.

To the left of the front entryway is the formal dining room with large tall windows looking out over the front porch, the street and the lake. This room connects to the kitchen (and its eating area). It has all stainless steel appliances, maple cupboards, a walk-in pantry and a large island that is optional in the design, but is included in this show home. The island offers plentiful counter top to cook, mix and make things, sit at (with stools at its exterior edge) and look into the eating area and the great room and chat with family and/or guests. There is a large window over double stainless steel sinks that look out over the backyard. There is also enough room for a substantial table in the eating area beside the kitchen. The door to the yard is located off that space. More windows bring in it bring in lots of sunshine.

The great room is spacious and flooded with daylight through its large windows. The show home has the optional gas fireplace and entertainment centre with a perfect spot for a large flat screen television. It is enhanced by its plush carpet and its proximity to where family and friends would gather.

The staircase is to the upper level is quite dramatic with some optional glass block detail, more plush carpeting and lighting. At the top of the stairs is the star feature of this home - a very large ‘bonus room’ above the garage with a beautiful, expansive bay window. The space shouts relaxation and comfort. That is because of super thick carpeting, a vaulted ceiling and some special (optional) features - two maple cabinets above a stainless steel sink and counter area with a small fridge underneath it and another cupboard for storage. What a cozy, private family space. For those with younger children, it might be used as a play space until the lower level could be finished.

The master bedroom occupies one side of the second floor space. It is also very roomy with a large walk-in closet and large windows. The ensuite bathroom is exceptional with two separate sections. The first has double mirrored ‘medicine’ cabinets with plentiful cupboards under the sink. Next, is a very roomy soaker bathroom with a translucent window above it - allowing light in, but no prying eyes. The second section has a separate ceramic shower with a full seat and the toilet. The finishes for the entire suite are neutral and will coordinate with whatever accessories you might have.

The other part of the upper level includes two more bedrooms - both with ample closet space and a full bathroom in between them. There is also a linen closet in the hallway outside those rooms. It should also be noted that all cupboards and cabinets in the kitchen and bathrooms are maple.

The ‘Rochester F’ is a home with many features that you need to see to fully appreciate!!
