12-99 Keslar Road - Richmond West

Builder: A&S Homes
Selling Price: $430,276 Plus GST and Land
Type: Condo

This is a condo? Bravo A&S for breaking the mold on what I thought condos were like. Simple things like the color choice of the stucco make these condos look fantastic. Once inside the space seems to gone on forever. This is a well finished home and very functional. The area is great too!

1108 Ingersoll Street - Downtown

Builder: Fortune Builders
Selling Price: $189,900 Plus GST and Land
Type: 2-Storey

There were a couple of factors that set this house apart from the others before even going for a visit. First, it is located in a long established residential neighbourhood and therefore would be uniquely new among older houses. It is essentially an infill project that started from scratch and created a brand new home in an established location. Second, the descriptor of it being a “Zen” home intrigued me.

The new style of thinking did not disappoint. The builder was definitely thinking of 21st century living when he created this home. Green building materials, sustainability and energy efficiency were the orders of the day. The greywater system ensures responsible water useage.

The rooftop deck is a terrific idea that will get lots of use. It is quite spacious and essentially creates a patio or deck that would normally require a larger yard to be placed on the second floor outside the house. Privacy and practicality rule the day here.

Style is not sacrificed due to green here. There is a sense of comfort that can be enjoyed by the entire family.

91 Brookstone Place - South Pointe

Builder: Hilton Homes

The dark rich wall in the great room continues the Hilton tradition of creating a feature wall. It has a very elegant appeal to it.

There is a very effective use of space by having the mud room lead to a bathroom that leads to a bedroom.

80 Brookstone Place - South Pointe

Builder: Maric Homes
Selling Price: $830,229 Plus GST and Land
Type: Bungalow

This house has a beautiful contemporary design that will never go out of style. I particularly liked the His and Hers walk-in closets in the master bedroom. At least it’s nice in theory before the husband is forced to move his clothes down the hallway.

I particularly was impressed with salesperson Bob Beaudry’s enthusiasm in working for Maric Homes. He couldn’t say enough about the uniqueness of design, the conceptual ingenuity and the excitement of each new product.

This house opens up to the eyes immediately upon entering it. Although certainly a good size, it appears even bigger due to the efficient use of space.

The Master bedroom has a huge walk-in closet and a very large ensuite featuring a three sided glass shower with a rain shower and hand held and twin sinks.

There is extremely good utilization of pocket doors throughout the house.

The foyer is somewhat separated from the rest of the house in that there are steps leading to the great room, kitchen and second floor bedrooms. This enables privacy from the rest of the house for those at the front door.

The kitchen is bright and open; very inviting.

The Master bedroom is a cab-over in the front of the house with a beautiful picture window. This makes an already large room look even larger.

I liked the selection of the baseball, golf and hockey sculptures in the basement.

2 Waldport - Royalwood

Builder: Greentree Homes
Selling Price: $297,900 Plus GST and Land
Type: Bungalow

As you walk into this house, the first thing you notice are the 14 ft. ceilings. Although this house is a bungalow, they utilized the space by raising the ceilings, making the home feel even bigger. Throughout the house there are dark hardwoods and in the carpeted areas there is a shag carpet. I have to say, I love that shag carpet has made a return! I have it in my current house and love it.

Off of the foyer there is a den with grand French doors , a formal dining room and a hallway to the bedrooms. As you continue through the house, there is a kitchen, dinette and family room combo. This would be a great area for entertaining! Nice and close to the food, with plenty of room to sit!!

Down the hallway to the bedrooms, there is also a laundry room with a garage door entry. There are two bedrooms in this house, one being the master. The master has a grand ensuite with soaker tub and separate shower. Across from the bathroom is the walk in closet.

The basement is unfinished with a lot of potential. One aspect I must comment on is that although the basement is unfinished, the floor is painted. I too, have an unfinished basement with a white painted floor. This makes the basement a lot more appealing and cleaner looking. A nice option for a family like ours who wants to use the basement (for all of our girly toys), but don’t want to finish the basement yet.

To me I see this house as perfect house for empty-nesters, retired couples or a 1 child family. It is very roomy, although it only has 2 bedrooms. If you are intrigued by Greentree Homes, their Louisville style home is perfect for a growing family. It has lots of entertaining room, 3 bedrooms and a 1550 square foot basement with tons of potential!

50 Highland Creek - Bridgwater Forest

Builder: Arlt Homes
Selling Price: $570,086 Plus GST and Land
Type: Bungalow

I love the reading area at the front of the house in this home. You can fit two chairs and a side table, possibly laptop on another table in the room. It is a nice quiet place for someone to use when they want that time to themselves. There is an open kitchen with a dinette. There is also a big island with quartz countertops. I love the floating shelves above the stove top! The fireplace in the living area has what looks like sheets of stained glass. I also liked the way the jetted tub and shower are separate from the toilet area. The garage door enters into the laundry area which has great cabinets and closet area for jackets etc. The basement is very nice with a wet bar and a stained glass backsplash. You can also pull up some stools at the bar area. The basement is a walk-out and therefore there is plenty of light shining through to create another pleasant living area for teenagers. A must see!

27 Bridlewood Road - Bridgwater Forest

Builder: Bentley Homes
Selling Price: $550,143 Plus GST and Land
Type: Bungalow

Wow, bright! This is the first thing I thought when entering this home. It is refreshing to see light coloured walls everywhere. There are some white walls but also light taupe colours on the doors, baseboards, and other walls. This home is very spacious and very open in design.

I love the white cupboards in the kitchen with a few light coloured maple cabinets just for a little contrast. There is a two-sided fireplace between the living area and the four season sunroom. What a great place to escape in the winter and get plenty of light from all the windows and warmth from the fireplace.

The master bedroom in this bungalow is huge with an ensuite with heated floors, which feels so good! There is also a big shower stall with three small windows for extra light. I love the his and her walk-ins closets with the wooden shelves. I prefer the wood instead of the white wire ones you typically see in homes.

The basement is not done in this home but I know that there are 9ft ceilings which will make the finished basement seem that much more bigger upon completion. The staircase going down to the basement has glass on it and provides openness going down the stairs.

You need to go see this home today!

188 Bridgeland Drive South - Bridgwater Forest

Builder: A&S Homes
Selling Price: $336,153 Plus GST and Land
Type: 2-Storey

This home is a 2-storey with an open concept design. The kitchen has dark cabinets and granite countertops. I love the deck off the kitchen. It makes it handy when you are preparing a meal on your barbecue outdoors. You just step out onto the deck and not have to go any further down any stairs. The one thing that I will really remember about his home is the unique shelving that was designed between the kitchen and the living area. It is made of wood and extends from the ceiling, right to the floor. I can’t really explain it you just have to go see it. The fireplace has nice tile all around it and there is a little nook with cupboards, against a wall near the kitchen. This is a good place for a laptop. I also really like the reading/seating area, with windows providing brightness, located at the top of the stairs. There are three bedrooms. The master bedroom has an ensuite with a walk-in closet located in the bathroom area. Great home for a growing family!

15 Bridlewood Road - Bridgwater Forest

Builder: Gino's Homes
Selling Price: $400,000 Plus GST and Land
Type: 2-Storey

I like the way the builder carried over the same tiles throughout the house. The stone backsplash in the kitchen is the same as is on the fireplace. It is called fiddlesticks and is really different than I have seen. The laundry room floor has a similar look to the stone in the kitchen and fireplace. It is great because it is multicoloured and the dirt would be hardly noticeable.

I loved the dark colours of the cupboards in the kitchen which was similar in darkness to the hardwood floors throughout the dining and living areas. The baseboards were also a darker colour against a lighter colour on the walls. It looked very sharp! Usually I see a dark coloured wall against the crisp white colour of the baseboards.

The walk-in closets are a great idea. One for your significant other and one for yourself. No more trying to divide the space in a closet between two people! The double doors into the master bedroom is also a nice touch.

The colours in this home are very earthy and creates a cozy, warm feeling to the home!

95 Kingfisher Crescent - South Pointe

Builder: A&S Homes
Selling Price: $304,281 Plus GST and Land
Type: 2-Storey

If you are looking for a home with street appeal then this is it!! As we pulled up we realized this home was special.

Walking up the stairs of this palatial home we were greeted with one of the grandest foyers yet. Once again another home with natural light coming in through the front windows. Event though this is becoming very familiar it really makes a difference to how you perceive the size of the property.

Walking through the foyer we reach a fantastic Great room with a huge entertainment centre with a beautiful ceramic tile fireplace on the left hand wall.

The kitchen is one that I can see would be a pleasure to prepare meals in and includes an eating/dining area, island with extended countertop, raised nook, walk-in pantry, granite countertops and maple cabinetry. There is a sliding door near the pantry that leads you back towards the front of the house where there is a small bathroom and the entrance to the garage. I really like this feature as the distance to the pantry from the car is really short.

As we head upstairs we realize we are yet to see the laundry…..

At the top of the stairs we are greeted by what I would call a reading nook. A nice little spot to read a book maybe?

There are 2 good sized bedrooms with built in robes which are great for hiding all of the kid’s toys and a nice three piece bathroom.

Ah….The laundry. At first we are a little confused as to why a laundry would be upstairs…..After all how would you hang your wet clothes on the clothes line? Coming from Australia the laundry was always downstairs and close to a door. After thinking about it we realize, Of course!!! you can’t hang your washing outside in -40 and we start to feel a bit stupid.

The last part of this tour end with the master bedroom. A great walk in closet is at the entrance to the ensuite which is well equipped with a great soker tub.

I think we would be very comfortable living here.

87 Kingfisher Crescent - South Pointe

Builder: Ventura Custom Homes
Selling Price: $275,426 Plus GST and Land
Type: Cab-Over

Having moved to Canada recently we were unsure of what a “Cab-Over” was. Not until we enter this home do we realize the potential of this extra space!

This home is a LARGE 3 Bedroom, 2 Bathroom Cab-Over home. The first thing you notice as you enter is the really high ceilings in the foyer. As with most of the homes we have seen this home uses lots of natural light to make it feel much bigger than it actually is. The “bay windows” in the formal living area are really nice to. These windows also allow lots of natural light to come into the front of the home.

As we move further into the home we are confronted by an area that is engulfed by space! This is the living/dining/kitchen area that looks out onto the back yard. The corner gas fireplace in the living room looks like a great area to relax in after a hard day at work. In the kitchen the island style bench will be great for preparing meals while keeping an eye on the kids out in the yard.

With two bedrooms that have lots of closet space and a bathroom down stairs, this is a great level for the kids as everything is accessible without having to climb up the stairs

Climbing up the stairs we notice that there is only one room…….mmm interesting. The entire level all to ourselves! I really really like this house!!!

With a huge master suite that includes one of the most luxurious ensuites and walk in robes I have seen so far, I am going to find it tough to leave this house and not leave a deposit!!

The Sarasota

Walking through the front entrance of this home you are greeted by a light and open plan living area with high ceilings and large windows.

There is large mudroom off to the right of the living area that allows easy access into the house from the garage.

There is a great fireplace and built in entertainment unit in the great room which would be fantastic for family gatherings.

The raised eating bar in the kitchen and the great Island style bench would make this kitchen a fun place to prepare meals. The pantry is walk in style with a big open bench to the left.

As we go up the stairs we notice the finish on the handrails…..For some reason these really stand out to me. The attention to detail is amazing.

The first set of stairs leads to another really nice living area that would be a great playroom for the kids as it has easy access to the bedrooms. The ceilings are high which once again gives the impression of space. There is another fire place and room for entertainment equipment on the wall.

Continuing on up to the bedrooms we find two bedrooms adjoining a large family friendly bathroom. This is great for families with little ones as it is close to both bedrooms. The spacious master bedroom complete with a really nice ensuite with soaker tub and walk-in closet provide Mum and Dad with a tranquil space of our own.

All things considered this is a great house that any family would be proud to call home!

102 Lou Peltier Crescent - Kildonan Green

Builder: Kensington Homes
Base Price: $314,900 Plus GST and Land
Type: 2-Storey

As you walk into 102 Lou Peltier Crescent you have the choice of walking up or down reminiscent of a split level, although this home is quite different. Off to the left of the main entrance is a main floor washer/dryer. Walking up, one notices the high ceilings giving the home a grand feel. To the right is a great dining room with an incredible spacious feel about it. Toward the back of the house, one finds the spacious kitchen and very functional family room both overlooking the backyard. As you go up another level, you begin to realize that this home is special. At the first landing, you come across the master bedroom with great ensuite. Continuing up again, you find two additional bedrooms and a full bath with the hallway overlooking the family room. I really liked the various levels of the house, though the house itself probably has the same number of stairs as any two story, the unique multi-level design really sets it apart. Combined with the high ceilings found through, this is a really unique house that deserves a look.

98 Lou Peltier Crescent - Kildonan Green

Builder: Randall Homes
Base Price: $285,619 Plus GST and Land
Type: 2-Storey

The first thing I noticed walking up to 98 Lou Peltier Crescent was the small porch on the front of the house. I like this feature as the house is west facing, allowing for a great vantage point to watch the sunset. Walking in to the house, there is a carpeted dining room off to the left which you walk past to get to the kitchen. The kitchen is very spacious and open to the family room. I particularily like the tiles chosen for the backsplash. The family room is separated from the kitchen by a short, functional shelving unit and is more than large enough for a family to gather around the TV or the fantastic fireplace/mantle setup. Past the family room there is a half bath and laundry facilities on the main floor.

Moving up the carpeted stairs, one finds a nice loft space. I like the idea of upper loft space as it adds an interesting functional element to the upstairs. In many new homes, the loft space can be converted to an extra bedroom during the design phase, but if possible, I would opt for the loft over the additional bedroom. In addition to the loft, this home features three bedrooms including a large master with and equally impressive ensuite. The ensuite in 98 Lou Peltier is considerably larger than what you typically see in many new homes. The upstairs rounds out with two nicely-sized bedrooms and a full bath.

The base is framed and ready to finish. Great use of space and some unique design elements make this a house to consider.

3 Tommy Douglas Drive - Kildonan Green

Builder: Randall Homes
Selling Price: $280,911 Plus GST and Land
Type: Condo

The day I visited 3 Tommy Douglas Drive was a gloriously sunny autumn day. As I walked up the driveway, the surrounding area came alive with autumn colours, the sunshine, and children coming home from school. It is really quite a nice setting and a great way to start off my visit. Upon entering the condo, immediately to my right was a large living room with a great mantle/fireplace. Being an end unit facing west, the sun shone through the side windows creating a bright atmosphere within the condo. The kitchen is open to the eating area and looks out over the ample backyard.

Moving upstairs, I noticed the custom paint on the landing wall thinking it was nice touch. There are three bedrooms on the upper floor including the nice-sized master. The master bedroom feature some custom paint on its wall as well. Rounding out the upper floor is a full bath and laundry.

There is an unfinished basement framed and ready for somebody to put their personal touched on. For a condo, there is much more living space than I would have thought. The expansive space combined with the great location make this a condo to see.

90 Lou Peltier Crescent - Kildonan Green

Builder: Ventura Custom Homes
Selling Price: $229,909 Plus GST and Land
Type: Bi-Level

90 Lou Peltier Crescent is a split level, so upon entering I ventured downstairs and I was greeted by a large air hockey table. I thought this was a fantastic addition as right away I thought the house was fun and being downstairs I pictured the open space as a great games/entertainment area. Rounding out the downstairs was a nice sized office/bedroom and a full bath. The downstairs space is open and functional – good for entertaining and children alike.

Moving upstairs, there is a larger living room to the left. The vaulted ceilings give the room an impressive feel. Entering the kitchen, the vaulted ceilings and great backyard view create a spacious feel making the kitchen feel like a destination spot within the house. The house features three bedrooms, with master offering a large full ensuite. There is another full bathroom on the floor making this the perfect house for small families or empty nesters alike.

106 Lou Peltier Crescent - Kildonan Green

Builder: Broadview Homes
Selling Price: $268,720 Plus GST and Land
Type: 2-Storey

The first thing I noticed walking into 106 Lou Peltier Crescent was the dark brown hardwood floors, so right away I liked the aesthetic. Off to the left of the entrance is a room currently being used as the sales desk but could/would be a nice living room. The home has high, nine foot ceilings which really become apparent when you walk into the open kitchen family room. The ceiling height provides a very spacious feeling to the space. The dark brown kitchen cabinets match the overall aesthetic perfectly. The house is decorated beautifully as well, with well appointed furniture and accessories. The kitchen looks out over a larger than expected backyard – perfectly sized for children.

As one moves upstairs, the hardwood makes way to carpeting. There are four bedrooms including a nice-sized master with full ensuite. The doors to the master bedroom feature glass inlays making for a great look. The three subsequent bedrooms are amply sized and the second floor rounded out by a full bathroom. I really liked the white subway tile used for the bathtub/shower. Great look.

For a house of its size, Broadview Homes has really maximized the space and created a comfortable, open environment that would work extremely well for most families.

I like the high counter top in the kitchen with the bar stools. This encourages unwinding over a nice bottle of wine and talking while dinner is being prepared.

Take special note of the sitting area at the top of the stairs. This is extremely adaptable to any use you may have.

Wow, the entry doors are huge in this house. You feel like you are entering a castle!! The house features light hardwood floors, which I am noticing is not as common these days, so this was kind of refreshing! Off of the foyer, there is a den (which I guess could potentially be used as a bedroom) and a 3 piece bath.

In the kitchen , there are white cabinets and a very nice metallic backsplash. The backsplash was very modern looking and very striking. The best thing about this kitchen slow close drawers, which in my case would mean no little piggies getting caught!!

Whoever chose the light fixtures in this house did an awesome job they too were very modern and different than the usual found in show homes.

This house gives off a warm feeling and the stone fireplace adds to that feeling. I love that so many of the homes have fireplaces. That was a must when we moved into our new home (however, much to my husbands dismay, the fireplace wasnt originally there...he had to build it in himself. Love you honey :) ).

An unusual feature in this house was the fact that only the master bedroom was on the main living level (unless you count the den at the front of the house). Downstairs there are three more bedrooms with double closets and one with a walk in.) This would be ideal for a family dealing with teenagers. They would have their own area downstairs, while mom and dad could for once in a very long time, have some PRIVACY!!

Although this house doesnt suit my families particular needs, in 12 years from now, we will be begging for one. This is a very unique and modern styled home sure to please!!

39 Mulberry Crescent - Woodlands, Brandon

Builder: J&G Homes
Selling Price: $319,670 Plus GST and Land
Type: Condo

Guest Blogger Joanna V. Brandon

The bright entrance, graced by double Art Deco style glass doors, opens into an open concept kitchen, dining and living room. The palette of earth tones ranges from the deep taupe with espresso accents on the walls to the walnut-hued wood flooring to deep chocolate counters. These are complemented by pale Shaker-style maple doors and drawers. Long silver handles add a chic note as does the marbling of the light fixtures. Nine foot high ceilings, large windows, including one over the entrance lend a sense of airiness to the space. Near the entrance is a three-piece bathroom, with tile flooring that carries the colour theme. A second or guest room is large with neutral carpeting and a large closet. A serviceable laundry room also leads into the double garage. The master bedroom, beyond the living room, is spacious as is the ensuite. The linen and putty-coloured tiled floor and tub surround enhance the dark sage walls. Within the walk-in closet is one of two access doors to the 4' crawl space that runs the length of the condo. A central vac system, tri-pane windows, a high efficiency forced air gas furnace, acrylic stucco and countless other features make this a dream home.

The modest exterior of this home does not do the exquisite interior justice!

Upon entry into the home, you are greeted with a double sided fireplace that is shared with the great room. The large entry way ensures guests will not be tripping over themselves coming and going.

To the right of the home are the sleeping quarters and bathrooms. The perfect sized master ensuite is just enough to spoil the master, but not too over the top to steal square footage from the rest of the home. His and hers closets complete the master suite and it wasn’t hard to figure out which closet would belong to the woman in this house!

The expansive kitchen is definitely one to see – wall-to-wall cabinets and a walk-in pantry provide more than enough storage and practicality. The Caesar stone island is very large and is a chefs delight. A very large eating area completes the kitchen with a view of the lake. Garden doors to an exterior covered patio are an added bonus and this space could easily be transformed into a 3-season sunroom.

The fully finished lower level is just as impressive as the main floor. Super-sized windows make this feel open and bright - for those that have an aversion to basements, this house is for you! The basement is complete with a games area, media area, and two bedrooms.

Susan G.

The home was my absolute favourite! This amazing 3-bedroom walk-out bungalow uses every square inch of the 1,995 sq. ft. From the ribbon fireplace in the large front foyer to the fantastic layout of the lower level, you are in for a treat with this home. Definitely built with practicality and space optimization in mind.

It is both luxurious and functional. The open plan main floor is inviting and comfortable. The oversized kitchen with granite and Ceasar stone counters and gorgeous cupboards, along with the large eating area, with built-in counter server, and the great room with the ribbon fireplace to the large open foyer is stunning. The eating area leads to a covered outside deck area.

The master bedroom is large and features His and Hers walk-in closets. This master is just the right size, with a well-designed ensuite. Check out the faucets in the bathrooms!

The large back entrance includes a laundry area with plenty of space and storage. A 2nd bedroom, 4-pce bathroom and large front office\bedrooom complete the main floor.

The lower level walk-out is well designed with a common family room area. A large bedroom with walk-in closet is off the family room. Around the corner is a 3-pce bathroom with fully enclosed glass shower and linen closet. A 2nd bedroom or office with a large double closet complete the lower level which also has access to the attached garage. The back entrance in the lower level is large enough to add a second laundry area.

This home came the closest to suit our needs… Plenty of space in the main floor common areas, with private bedroom quarters for the younger family.. The lower level provided a second ‘master’ suite for the in-laws, with a 3 pce well-designed upscale bathroom just outside the door. If only this home had garage parking for 4 vehicles……

Definitely a must – see! (and almost a must-have for me!)

11 Wood Sage Crescent - Sage Creek

Builder: KDR Design Builders Inc
Selling Price: $470,306 Plus GST and Land
Type: Bungalow

11 Wood Sage Crescent – My dream bungalow!

My last home visit… and I found the house *I* would love to buy!

First look – a lovely etched glass front door and windows whose “starburst” design matches up across the door frame. Inside the hall, to the right, a similar etched glass wall which separates the entrance from the formal dining room. That area is roomy and a large front window gives it good light.

Walk to the back of the house to find the kitchen and living area. The living room is large and bright. It has floor to ceiling windows. Along the long wall is a good-looking gas fireplace set in a wide cultured stone column. To the left of that, there is an entertainment wall housed below a quarter arch. Together, the fireplace and entertainment centre make a very good looking feature wall.

The kitchen has dark maple cupboards, granite countertops and stainless appliances. I really liked the mosaic backsplashes and the island’s casual bar seating area. There is an informal eating area behind the kitchen and off that, a doorway leading to a screened porch. The porch could easily be converted into an all season room by replacing the screens with windows. Either way, it’s a very cozy area. Stairs down from the screened porch lead to a paved stone patio with Japanese style privacy walls. A few steps down from that area leads you to the back gate which opens out onto a public sidewalk and neighbourhood “feeder” road.

There are two side hallways in this home. The small back hallway leads you to the master bedroom. This bedroom’s windows face out towards the “zen” garden/patio area. The bedroom has a walk in closet with built in maple shelving and garment racks. The master bath has a double sink, plenty of cupboard space and a large mirror. There is a shower area (glass walls had not yet been installed with two shower heads… one fixed and one wand. There was a large soaker tub.

The second side hallway leads you to a second bedroom and second bathroom as well as the laundry area and garage entrance. The second bedroom is large and has a large closet with built in shelves. The bathroom has a tub surround and granite counter top. The laundry room makes good use of space. The washer and dryer are full sized but stacked. There is a sink in the laundry room and cupboard space. The garage is only a double but it is very roomy. The central vac’s canister is housed along the front wall of the garage. This will make it convenient to dump the “dust bunnies”.

The lower level of this home is fully finished. The slightly curved stairwell leads you into a large recreation area (on the left) which is the full length of the house and half as wide. At one end, a projection TV is mounted in the ceiling and a large screen is mounted on the wall. A wet bar is at the opposite end of the room along the side wall. There is plenty of room for a pool table if you wish. At the back of this long recreational area is a downstairs walkout with stairs leading up to the “zen” patio. Since this area is below ground level, I checked for drainage at the foot of the stairs. Not to worry… proper drainage is present.

Are you an exercise nut? There is a tiled area to the right of the stairs complete with LCD TV screen and mirrors so you can step onto your treadmill, elliptical trainer or whatever and get immersed in you favourite TV show.

The other half of the lower level has two large bedrooms with good sized closets. At the far end of the hallway is a large full bathroom.

Where is the utility room you ask? It is housed below the stairs in the middle of the lower level and it is what separates the bedrooms from the recreational area.

Personally, I liked this home so much that I bought a lottery ticket right after I left Sage Creek in the hope that I’d have enough money to come back the next day and buy it. It might not suit everyone, but it sure suited me! :)

2 Lyndhurst Gate - Hampton Village, Steinbach

Builder: G&E Homes
Selling Price:
$179,945 Plus GST and Land
Type:
Bungalow

This amazing 1118 sq. ft. home is the surprise of the parade so far. This single family home would be excellent for the young newlywed couple looking to buy their first home, or a retired couple, looking to downsize, and prefer to live in a house as opposed to a condo unit or apartment.

The main living areas features the kitchen with an oversized island which is perfect for entertaining. Adjacent to the kitchen is the family room with a large eating area on the opposite side of the kitchen.

The good size master bedroom includes a large closet and a pocket door to the 4 piece main bathroom.. The 2nd and 3rd bedrooms finish the main level.

The unique design of this home makes efficient use of space on the main level with a full basement and double attached garage for additional space and storage.

The exterior of the home is stone and stucco and the large lot is a bonus. This home is definitely “Worth the Trip”!

Joanna N.

For use of space and ingenuity of design, #2 Lyndhurst Gate in Steinbach is one of my favorites in this years parade.

At a modest 1,118 sqft, this home feels as spacious as some of its competitors in the 1,500 sqft category. The builder answered the wishes of many new home buyers with a very open floor plan. The flow from the front to the back of the home is simple – to the right is the dining area, kitchen, family room at the back – to the left are the sleeping quarters and bathroom.

The fabulous kitchen is open to the family room and eating area. This space is fantastic for entertaining or lining up the kids for breakfast along the oversized island.

For a small home, the master bedroom is a very good size at 15 X 15. It includes a large closet and a pass through to the 4-piece bath. Following through the 4-piece bath leads down a hall to the two additional bedrooms which complete the main floor.

This home is suitable for a single person, professional couple, or a young couple just starting their family. The extra space in the basement would allow enough room to develop this home into over 2,000 sqft of living space. The large yard and affordability of this home make this a very attractive home and location.

47 Almington Bay - Bridgwater Forest

Builder: Kensington Homes
Selling Price: $290,250 Plus GST and Land
Type: Bungalow

This bungalow was built to be both practical and comfortable.

The light colours that decorate this home and the beech hardwoods make this home feel bright and airy.

The kitchen is very spacious and well-planned. The island provides additional storage and counter space including a well-placed wine rack to the side.

The great room has built ins for an entertainment centre and overlooks the back garden.

The master suite is cozy with an ensuite with shower and walk in closet. This room is sunny and bright. A further bedroom, bathroom and laundry room add to the perfect flow of this house.

Though the basement is unfinished, if you wanted more space, there is ample scope to double the living space in this lovely home.

25 Hunterbrook Road - Bridgwater Forest

Builder: Hearth Homes
Selling Price: $469,900 Plus GST and Land
Type: Bungalow/Walk-out

As you walk in from the front door, the wide hallway greets and welcomes you. As you walk further the entire home opens up as a welcome surprise.

The master suite is massive with an ensuite to match. There is a double vanity, a corner tub and a 3 jet shower.

The great room has a 2 sided fireplace that adds a very modern touch to this bungalow. The vaulted ceilings continue to the dining room making this space very grand.

As you walk down to the basement, the banisters have lovely glass panels which are a very nice detail. There is a cozy rec room that has doors to the back garden. There is an awesome media room, which would ensure that any man would adopt this as his cave. There is also an additional two bedrooms down here as well as a full bathroom. Ladies, if you want to lose your husband for hours on end, buy this house.

168 Bridgeland Drive - Bridgwater Forest

Builder: Sterling Homes
Selling Price: $314,089 Plus GST and Land
Type: 2-Storey

This home feels very cozy and intimate to me. I think because it is not overly spacious. It is a two-storey home with three bedrooms on the second level. The kitchen is open to the dining area and living room. I love the fact that the island accommodates enough chairs around it for an average size family to eat their meals at. There is no need for a kitchen dinette, but instead, a dining table and chairs. This eliminates the need for the traditional dining room.

The powder room is close to the garage door which is great because your family can use the powder room (main bathroom) when you are busy outside doing yard work, and not have to go through the house with dirty shoes to get to it. I like the fact that the laundry room is next to the kitchen so that you can still mulit-task, (like most of us women do, sorry men!) and put a load of laundry in, while preparing a meal for your family.

The T.V. unit is a dark coloured wood with an alcove that is big enough to accommodate a variety of sizes of televisions. I like that the builder has thought about this. I remember building my home and being stuck with an alcove that is just too small and now I can not purchase a T.V. that is bigger than 30 inches wide.

There are hardwoods throughout the main floor and carpeting on the second level. I noticed that the backsplash in the kitchen is the same one used in the bathroom upstairs. I also loved the window in the walk-in closet for some added light. The walk-in closet is in the bathroom area which also has two sinks and a shower. My favourite thing about this home is the patio off the master bedroom. This can be used for those times when you wake up on a beautiful summer morning and just want to enjoy the sun, sip on your cup of coffee, and relax!

43 Wood Sage Crescent - Sage Creek

Builder: Gino's Homes
Selling Price: $603,100 Plus GST and Land
Type: 2-Storey

43 Wood Sage Crescent – A luxury two storey residence.

As I walked up the driveway of this home, I thought, “This paved driveway is nicer than the flooring in my rec room.” I knew once I walked in the front door, I’d be in for a treat.

The entryway had a double door. One can be locked into place and opened as needed. I thought of the baby grand piano that I’d love to own. The hall was open to the second level. A large window above the doorway illuminated the area beautifully.

To the left was an etched glass wall which looked into the large formal dining area. The full length windows in that room added more light to the front of the house. The dark espresso maple columns on either side of the entryway complemented the cappuccino maple hardwood floors.

The large living area directly ahead featured an open ceiling and large floor to ceiling windows on two sides. On one side of the room a very impressive column of cultured stone (floor to ceiling) featured a pass through fireplace and an entertainment wall. To one side of the room, next to the hallway closet, was a media closet. Wiring for this entertainment wall was tucked away in here. Wiring included jacks to built in speakers around the entire house. Some speakers were wall mounted. Some were mounted flush into ceilings along with pot lighting.

On the other side of the pass through fireplace was the spectacular kitchen. It was done with espresso maple cabinetry with stainless appliances and fixtures with a bit of etched glass for good measure. The island was done in a differing wood finish, evidently to brighten the kitchen. I absolutely loved the mosaic backsplashes. Did I mention the large pantry with built in maple shelving? At the back of the kitchen, there was a small informal eating area.

Sliding maple doors separated the eating area from MY favourite room – an all season sunroom! The flooring was luscious – large, textured porcelain tiles! Floor to ceiling windows looked out to the lake. On one side, a door led to the very spacious outdoor deck. The sunroom and deck ran the full length of the back of the house. I’d say the length of the deck was only slightly longer than the sunroom. The deck was covered in some kind of outdoor vinyl which was comfortable to stand on.

And now to the upper level! The master bedroom and additional two bedrooms were separated from one another by a balcony “bridge”. Looking over one side of this bridge, you were admiring the living room. Looking over the other railing, you could check to see who was at the front door. The master bedroom was large. It had a walk-in closet. The master ensuite was lovely. There were two glass bowl sinks atop a quartz counter. There was a huge walk-in shower and a large jetted tub. The additional two bedrooms were a decent size and shared a full bathroom with tub surround shower/bath.

The lower level of this house had a walk out to the back yard off the lake. The rooms were spacious. Speakers and pot lights had been built into the ceiling. There was an additional (large) bedroom downstairs as well as a full bathroom. In addition, there was a room designated to be either a wine cellar or exercise room… your choice. Finally, this house boasted a three car garage, one a double door and the other a single door. I liked the fact that the garage had running water and high windows to get natural light into the area.

If you are looking for luxury, definitely go and look at this home. Regardless, put this home on your list of “must sees”. You will get many building and decorating ideas from it.

59 Wood Sage Crescent – Sage Creek

Builder: Artista Homes
Selling Price: $680,624 Plus GST and Land
Type: 2-Storey

59 Wood Sage Crescent – A modern double storey home “with the works”!

Luxury! If that’s what you’re looking for, you’ll find it in this house. The main level consists of the entrance hall, the living room, formal dining area, and kitchen. The colours used by the decorator are “white on white” with maple, gray and black accents. The entry hall has a gorgeous floor of linen ceramic tile. The rest of the main level has lovely bleached maple hardwood flooring. Several walls have been given a “patina” of bleached cement. This, in particular, accents the fireplace which is black and the dark maple cupboards of the kitchen. There is a deck off the kitchen which overlooks the lake at the back of the house. The dining room acts as a bridge between the living room and kitchen and has a balcony which overlooks the lower level recreation area. Windows run from that lower level all the way up to the ceiling of the main level. This allows plentiful light to illuminate all living areas of this house.

When you’re ready to head upstairs, you’ll notice the wine/liquor storage area behind double glass doors at the base of the stairs up. Honestly, with all the light streaming in from the windows and glass doors, you’d need to refrigerate that area in some way. If you can afford this house, however, you can afford to do that.

On the second level of this home, there is a bonus room above the double part of the three car garage and a deck over the single part of the garage. Although the bonus room is approximately 20’ by 20’, you lose a little of its usable space since it has a slanted ceiling It would probably make a great playroom or hobby room.

Climb three more stairs to get to the bedroom level. The master bedroom is large and overlooks the lake. Its walk-in closet has built in dark maple organizers. There is rack to hang regular length dresses and another to hang full length ones. There is also a row above row for shirts, pants, etc. The master bath has two sinks and a desk vanity for putting on make-up. There is a walk in shower complete with rain head and side jets. The large soaker tub also has whirlpool jets. The two other bedrooms share a large bathroom with a tub surround bath/shower.

The lower level of this house is a walk-out to the lake level. It is basically divided into two areas by a fireplace wall which opens into both areas. The decorators placed a pool table comfortably into one area (you could have fit two!) and used the central area (below dining room) as a lounging/entertainment area. It is from this lounging area that you have access to outside. Although the back yard has been sodded, the patio area has not yet been finished. Against the opposite wall, there is a wet bar and the decorator has shown by example that there is room for one (or more) tables and bar stools at this end of the room.

There is a large bedroom downstairs and also a full bath. The storage/utility area is quite large and they have set up wiring for a sound system which does (and could continue to) run a sound system around the house.

Did I mention the three car garage? It is actually oversized. The single stall could easily fit a large van. The double stall has a lot of room at the front and sides. I literally drooled at all the space. I imagined my station wagon, bike trailer and two motorcycles along with all tools and outdoor furniture all stored with OODLES of space left over.

As I said right from the beginning, this is definitely a luxury home. The modern architecture won’t be for everyone, but this house is a definite “must see”.

46 Highland Creek Road - Bridgwater Forest

Builder: Maric Homes
Selling Price: $671,147 Plus GST and Land
Type: 2-Storey

This home has the largest 2nd and 3rd bedrooms that I have ever seen. This is perfect as children age, they tend to need more space for their stuff.

The bathroom off the Master bedroom is fantastic. It has a rain shower with side jets, a Jacuzzi style tub that takes advantage of natural lighting and lots of counter space.

They have redefined the term mudroom. This area has a very spatial entrance off the garage, a rinse sink and a bathroom.

366 Sage Creek Boulevard – Sage Creek

Builder: Qualico Homes
Selling Price: $244,750 Plus GST and Land
Type: 2-Storey

366 Sage Creek Boulevard – A two storey home which is an attractive alternative to condominium living.

Am I in San Francisco? There is a “San Fran” look to the traditionally styled homes along this section of Sage Creek Boulevard. Stone stairways lead you to two storey homes with front porches and a maintenance free front yards (all loose rock). This particular house has a lovely bay shaped extrusion (living room) and a small to medium sized porch.

Inside, the living room features a lovely gas fireplace with maple mantle with room on that mantle for a LCD screen as large as you would like. On either side of the fireplace are deep shelves, complete with hidden wiring to the mantle/TV area. The flooring throughout the main floor is a “distressed” look laminate which is quite attractive.

The dining room and kitchen are at the back of the house. The dining room is bright and spacious. It has a large window which looks out to the patio area and double car detached garage. The kitchen has solid maple cupboards and an island. There is a handy built in desk near the back door which could be used as a computer workspace. The two piece lavatory is at the back door.

The master bedroom is above the living room and therefore has the same bay shape. The windows are large and allow plenty of natural light into the room. There is a walk in closet and the three piece master ensuite has a walk-in shower with seat. The other two bedrooms are a medium size and overlook the back yard.

The basement is unfinished but the plumbing has been roughed in.

I could really see myself, a single person, living very comfortably in this home. It makes good use of floor space and the rooms are all warm and cozy. The layout is perfect for entertaining. The maintenance free yard (front is completely loose rock, back has a small deck and extended stone patio with only a patch of grass) would be welcome for anyone who likes to lock the door and go on holiday. If you’re single, empty nesters, newly married, this would be an excellent home to park your slippers at.

300 Sage Creek Boulevard - Sage Creek

Builder: Randall Homes
Selling Price: $271,150 Plus GST and Land
Type: 2-Storey

300 Sage Creek Boulevard – A two storey home on the “San Francisco” strip.

Walk up to this lovely homes maintenance free front yard (loose stone). It has a small front porch that leads you into this inviting home. The great room makes use of a bay extrusion with floor length windows to bring plenty of light into the room. The room’s highlight is a corner fireplace made of cultured stone with a maple mantle.

A large screen LCD fits nicely onto the mantle. The dining area at the very back of the house also has a bay extrusion and full length windows. It overlooks the back yard which has a lovely large deck, a few stairs down to a paved stone patio, and a small amount of grass.

The kitchen is well laid out with the double sink on the kitchen’s island and a pantry in the corner. The appliances are all stainless steel. The cupboards are “driftwood” stained maple. The ceramic backsplash with a decorative strip of metallic mosaic tiles is functional as well as pretty.

Tucked into the expanded “U” stairwell is a built in desk which would be great as a computer/work area.

Three steps down from the eating area/kitchen is a generously sized back hallway which leads you out to that lovely deck and the detached double car garage. The lavatory is also situated off this back hallway.

The master bedroom is large and has a generous walk-in closet and ensuite bathroom. The additional two bedrooms look out over the back yard. I’d use one of these two rooms as a hobby/draft room. A nice feature is the upstairs laundry room… no need to cart your clothes and linens down to a lower level!

Although the basement is not finished, you can see great potential for the space.

This would be a lovely home for those wishing to have a basically maintenance free home with gorgeous entertainment areas (living room, eating area, deck, patio)!
