102 Lou Peltier Crescent - Kildonan Green

Builder: Kensington Homes
Base Price: $314,900 Plus GST and Land
Type: 2-Storey

As you walk into 102 Lou Peltier Crescent you have the choice of walking up or down reminiscent of a split level, although this home is quite different. Off to the left of the main entrance is a main floor washer/dryer. Walking up, one notices the high ceilings giving the home a grand feel. To the right is a great dining room with an incredible spacious feel about it. Toward the back of the house, one finds the spacious kitchen and very functional family room both overlooking the backyard. As you go up another level, you begin to realize that this home is special. At the first landing, you come across the master bedroom with great ensuite. Continuing up again, you find two additional bedrooms and a full bath with the hallway overlooking the family room. I really liked the various levels of the house, though the house itself probably has the same number of stairs as any two story, the unique multi-level design really sets it apart. Combined with the high ceilings found through, this is a really unique house that deserves a look.

98 Lou Peltier Crescent - Kildonan Green

Builder: Randall Homes
Base Price: $285,619 Plus GST and Land
Type: 2-Storey

The first thing I noticed walking up to 98 Lou Peltier Crescent was the small porch on the front of the house. I like this feature as the house is west facing, allowing for a great vantage point to watch the sunset. Walking in to the house, there is a carpeted dining room off to the left which you walk past to get to the kitchen. The kitchen is very spacious and open to the family room. I particularily like the tiles chosen for the backsplash. The family room is separated from the kitchen by a short, functional shelving unit and is more than large enough for a family to gather around the TV or the fantastic fireplace/mantle setup. Past the family room there is a half bath and laundry facilities on the main floor.

Moving up the carpeted stairs, one finds a nice loft space. I like the idea of upper loft space as it adds an interesting functional element to the upstairs. In many new homes, the loft space can be converted to an extra bedroom during the design phase, but if possible, I would opt for the loft over the additional bedroom. In addition to the loft, this home features three bedrooms including a large master with and equally impressive ensuite. The ensuite in 98 Lou Peltier is considerably larger than what you typically see in many new homes. The upstairs rounds out with two nicely-sized bedrooms and a full bath.

The base is framed and ready to finish. Great use of space and some unique design elements make this a house to consider.

3 Tommy Douglas Drive - Kildonan Green

Builder: Randall Homes
Selling Price: $280,911 Plus GST and Land
Type: Condo

The day I visited 3 Tommy Douglas Drive was a gloriously sunny autumn day. As I walked up the driveway, the surrounding area came alive with autumn colours, the sunshine, and children coming home from school. It is really quite a nice setting and a great way to start off my visit. Upon entering the condo, immediately to my right was a large living room with a great mantle/fireplace. Being an end unit facing west, the sun shone through the side windows creating a bright atmosphere within the condo. The kitchen is open to the eating area and looks out over the ample backyard.

Moving upstairs, I noticed the custom paint on the landing wall thinking it was nice touch. There are three bedrooms on the upper floor including the nice-sized master. The master bedroom feature some custom paint on its wall as well. Rounding out the upper floor is a full bath and laundry.

There is an unfinished basement framed and ready for somebody to put their personal touched on. For a condo, there is much more living space than I would have thought. The expansive space combined with the great location make this a condo to see.

90 Lou Peltier Crescent - Kildonan Green

Builder: Ventura Custom Homes
Selling Price: $229,909 Plus GST and Land
Type: Bi-Level

90 Lou Peltier Crescent is a split level, so upon entering I ventured downstairs and I was greeted by a large air hockey table. I thought this was a fantastic addition as right away I thought the house was fun and being downstairs I pictured the open space as a great games/entertainment area. Rounding out the downstairs was a nice sized office/bedroom and a full bath. The downstairs space is open and functional – good for entertaining and children alike.

Moving upstairs, there is a larger living room to the left. The vaulted ceilings give the room an impressive feel. Entering the kitchen, the vaulted ceilings and great backyard view create a spacious feel making the kitchen feel like a destination spot within the house. The house features three bedrooms, with master offering a large full ensuite. There is another full bathroom on the floor making this the perfect house for small families or empty nesters alike.

106 Lou Peltier Crescent - Kildonan Green

Builder: Broadview Homes
Selling Price: $268,720 Plus GST and Land
Type: 2-Storey

The first thing I noticed walking into 106 Lou Peltier Crescent was the dark brown hardwood floors, so right away I liked the aesthetic. Off to the left of the entrance is a room currently being used as the sales desk but could/would be a nice living room. The home has high, nine foot ceilings which really become apparent when you walk into the open kitchen family room. The ceiling height provides a very spacious feeling to the space. The dark brown kitchen cabinets match the overall aesthetic perfectly. The house is decorated beautifully as well, with well appointed furniture and accessories. The kitchen looks out over a larger than expected backyard – perfectly sized for children.

As one moves upstairs, the hardwood makes way to carpeting. There are four bedrooms including a nice-sized master with full ensuite. The doors to the master bedroom feature glass inlays making for a great look. The three subsequent bedrooms are amply sized and the second floor rounded out by a full bathroom. I really liked the white subway tile used for the bathtub/shower. Great look.

For a house of its size, Broadview Homes has really maximized the space and created a comfortable, open environment that would work extremely well for most families.

184 Bridgeland Drive South - Bridgwater Forest

Builder: Hilton Custom Homes
Selling Price: $385,490 plus GST and land
Area: 2130 sq ft

When you walk into 184 Bridgeland Drive S there is a nice living room to the left open to the floor above. I quite like this feature and it seems to be popular as I have seen it in a few homes. Walking through the house, you come to the open kitchen/eating area/family room. As somebody with two small daughters who lives in an old home Crescentwood, I really appreciate this feature. The design of older homes tend to compartmentalize each room. If my wife and I are in the kitchen and it becomes too quiet in the living we must stop what we are doing and check it out. This kitchen features a very nice brown palette with granite counter tops. The kitchen sink is set under the granite giving it a richer effect.

As you travel upstairs, a great loft space overlooking the living room greets you as you reach the top. The master bedroom is a good size with a perfect ensuite featuring a large bathtub. The other bedrooms on the second floor are aptly sized as is the main second floor bathroom. The basement is framed, but unfinished and represents some great living space if completed.

For a family of four, this could make for a really great home.

54 Highland Creek - Bridgwater Forest

Builder: Artista Homes
Selling Price: $766,481 plus GST and land
Area: over 3600 sq ft

When I walked up to 54 Highland Creek there was a buzz of activity as I caught them in the middle of putting the final Parade of Homes touches for Saturday. Enzo from Artista Homes generously let me in to have a look around. If the price didn’t trigger that this house was going to be special, you knew it right from walking in the door. To the right of the entrance was the dining room where several people were feverously assembling furniture. The dining room has a glass wall looking over the family room toward the back of the house. As you walk into the kitchen, you look up to the soaring ceiling to see… a 10 foot aquarium! A second floor loft overlooks the kitchen with the aquarium acting as its wall. Very cool feature. The kitchen itself is rather fantastic in a cool white, but the high ceiling and aquarium really steal the show.

As you walk up the stairs, on the other side of the aquarium is a great loft space. Walking into the cosy master bedroom, the defining feature reveals itself to be the master bathroom. You step down into the master bathroom giving it high ceilings. The stand up shower looks great as it runs the whole height of the room. The feature piece is the poured concrete sink. Almost like a trough, water pours from one end and drains on the other. Magda from Interior Illusions explained the sink details to me while she staged the bathroom. The other bedrooms on the second floor are very big and have large, high quality closets. My two daughters are under three, but I suspect closet organization will feature prominently in my future.

Going from the second floor to the basement, the house features a great walk out with a fabulously landscaped backyard looking out onto the lake. There were several people wiring and setting up panel TV screens in the basement, so I suspect when Saturday rolls around there will be a very cool display to be seen.

Probably a little above my price bracket, but I love the details. Very well done. Worth a visit to check out the aquarium and the exquisite master bathroom.

15 Hunterbrook - Bridgwater Forest

Builder: Gino’s Homes
Selling Price: $530,100 plus GST and land
Square Footage: 1978

This house seems a little unassuming as you walk up, but all this changes once you walk inside. The stairs to the basement are to the left of the front door and although you can’t see much, the ceiling height tells you there is something special down there. I opted to explore the main floor of this bungalow first. Past the basement stairs there is a nice sized formal dining room and past that, there is a fantastic kitchen open to an eating area and great room. The kitchen is very modern with high end fixtures. There are large windows looking out over the lake. Even though it was raining when I was there, the view is quite spectacular. The great room has high ceiling with exposed beams – a nice touch. One thing I noted throughout this home was the details. There are nice touches through this home that make it feel special.

The master bedroom is a good size, but it was the rather large closet that caught my eye. Admittedly, I have more shoes than I could possibly need. I recently counted 60 in the “main” rotation then promptly purged a few pairs on eBay out of guilt. This closet could easily hold the main rotation and probably give me an excuse to a buy few more – to fill the gaps. The master also has a great ensuite with a great tiled shower and bowl sink. Apart from the master, there are two other nice sized bedrooms on the main floor.

As I walked back through the kitchen area, Phil Jr. the agent in the house at the time asked if I had seen the basement. When I indicated I hadn’t he said he wanted to take me down as he liked to see people’s reactions. As we walked down the stairs, the basement emerged. It is simply awesome. There is an additional 1700 square feet of space with high ceilings, walkout to the backyard, and view of the lake. There is a great bar area which with the overall space would make for an excellent entertaining area. There is also a generously sized room would could make for a nice extra bedroom or office.

This house causes me to contemplate trading-in my character, three storey, fully renovated Crescentwood house – something I thought I wouldn’t happen.

2 Blue Sun Drive - Sage Creek

Builder: Broadview Homes
Selling Price: $278,077
Area: 1332 sq ft

As I was taking my shoes off, the first thing that caught my eye was the two-sided gas fireplace bridging the living room and eating area. This is a really nice feature separating the two rooms. The galley kitchen is well laid out in the space and I really like the CaesarStone counter top (I had to ask what the material was). I always liked granite or some other natural stone counter top, but after seeing the CaesarStone counters in several of these homes, I really quite like it. At the back of the kitchen, I looked out and could see a nice stone patio with wooden trellis in the backyard. The main floor of this bungalow is Y shaped with the bedrooms on the left side of the house. The bedrooms are all a good size with a nice sized ensuite off the master.

Being a bungalow, the finished basement plays a big part of the living space of this home. It is quite open with a small bar area set up along with the TV/entertainment area at the far end. There is a good sized room towards the rear of the house that would make a great bedroom or office. The carpet in the basement is of a premium quality and I (perhaps oddly) liked the way it felt under my feet. I wouldn’t replace the hardwoods in my house with carpet, but that doesn’t mean I can’t secretly appreciate the plushness carpet provides.

65 Blue Sun Drive - Sage Creek

Builder: Sterling Homes
Base Price: $248,400 excluding GST
Area: 2560 sq ft

The first thing I noticed when I walked in was the dark brown hardwood floor. We have hardwood throughout our house in standard “wood” colour. In one of those dream sequences where neither money nor reality are factors, I would change the color of my floors to match this. As I walked into the kitchen, the dark brown cabinets, granite counter tops, and that nice floor combined to produce a really nice aesthetic. The kitchen is open to the family room which I could see as being very beneficial having two devious little girls who require one eye on them at all times.

The second floor is carpeted. I think I would prefer matching hardwoods to the main floor, but that is just my preference. Although, I guess the carpet works here. The master bedroom is a good size with really nice ensuite. An ensuite is something my current house lacks. The other two bedrooms are a good size. Philip, the agent at this home, pointed out the second floor loft open the floor below which I thought would be a great office.

Living in a 100+ year old house in Crescentwood, I have a secret jealousy when I look at unfinished basements in newer homes. It probably has been many decades since my basement floor was level and I am forever banging my head on exposed pipes which a previous owner kindly padded. The basement in 65 Blue Sun is framed, but unfinished. If I lived here I would finish the basement as I could be a great space.
