70 Blue Sun Drive - Sage Creek

Builder: Arlt Homes
Selling Price: $457,052 Plus GST and Land
Type: Bungalow

Wow, the entry doors are huge in this house. You feel like you are entering a castle!! The house features light hardwood floors, which I am noticing is not as common these days, so this was kind of refreshing! Off of the foyer, there is a den (which I guess could potentially be used as a bedroom) and a 3 piece bath.

In the kitchen , there are white cabinets and a very nice metallic backsplash. The backsplash was very modern looking and very striking. The best thing about this kitchen slow close drawers, which in my case would mean no little piggies getting caught!!

Whoever chose the light fixtures in this house did an awesome job they too were very modern and different than the usual found in show homes.

This house gives off a warm feeling and the stone fireplace adds to that feeling. I love that so many of the homes have fireplaces. That was a must when we moved into our new home (however, much to my husbands dismay, the fireplace wasnt originally there...he had to build it in himself. Love you honey :) ).

An unusual feature in this house was the fact that only the master bedroom was on the main living level (unless you count the den at the front of the house). Downstairs there are three more bedrooms with double closets and one with a walk in.) This would be ideal for a family dealing with teenagers. They would have their own area downstairs, while mom and dad could for once in a very long time, have some PRIVACY!!

Although this house doesnt suit my families particular needs, in 12 years from now, we will be begging for one. This is a very unique and modern styled home sure to please!!

11 Wood Sage Crescent - Sage Creek

Builder: KDR Design Builders Inc
Selling Price: $470,306 Plus GST and Land
Type: Bungalow

11 Wood Sage Crescent – My dream bungalow!

My last home visit… and I found the house *I* would love to buy!

First look – a lovely etched glass front door and windows whose “starburst” design matches up across the door frame. Inside the hall, to the right, a similar etched glass wall which separates the entrance from the formal dining room. That area is roomy and a large front window gives it good light.

Walk to the back of the house to find the kitchen and living area. The living room is large and bright. It has floor to ceiling windows. Along the long wall is a good-looking gas fireplace set in a wide cultured stone column. To the left of that, there is an entertainment wall housed below a quarter arch. Together, the fireplace and entertainment centre make a very good looking feature wall.

The kitchen has dark maple cupboards, granite countertops and stainless appliances. I really liked the mosaic backsplashes and the island’s casual bar seating area. There is an informal eating area behind the kitchen and off that, a doorway leading to a screened porch. The porch could easily be converted into an all season room by replacing the screens with windows. Either way, it’s a very cozy area. Stairs down from the screened porch lead to a paved stone patio with Japanese style privacy walls. A few steps down from that area leads you to the back gate which opens out onto a public sidewalk and neighbourhood “feeder” road.

There are two side hallways in this home. The small back hallway leads you to the master bedroom. This bedroom’s windows face out towards the “zen” garden/patio area. The bedroom has a walk in closet with built in maple shelving and garment racks. The master bath has a double sink, plenty of cupboard space and a large mirror. There is a shower area (glass walls had not yet been installed with two shower heads… one fixed and one wand. There was a large soaker tub.

The second side hallway leads you to a second bedroom and second bathroom as well as the laundry area and garage entrance. The second bedroom is large and has a large closet with built in shelves. The bathroom has a tub surround and granite counter top. The laundry room makes good use of space. The washer and dryer are full sized but stacked. There is a sink in the laundry room and cupboard space. The garage is only a double but it is very roomy. The central vac’s canister is housed along the front wall of the garage. This will make it convenient to dump the “dust bunnies”.

The lower level of this home is fully finished. The slightly curved stairwell leads you into a large recreation area (on the left) which is the full length of the house and half as wide. At one end, a projection TV is mounted in the ceiling and a large screen is mounted on the wall. A wet bar is at the opposite end of the room along the side wall. There is plenty of room for a pool table if you wish. At the back of this long recreational area is a downstairs walkout with stairs leading up to the “zen” patio. Since this area is below ground level, I checked for drainage at the foot of the stairs. Not to worry… proper drainage is present.

Are you an exercise nut? There is a tiled area to the right of the stairs complete with LCD TV screen and mirrors so you can step onto your treadmill, elliptical trainer or whatever and get immersed in you favourite TV show.

The other half of the lower level has two large bedrooms with good sized closets. At the far end of the hallway is a large full bathroom.

Where is the utility room you ask? It is housed below the stairs in the middle of the lower level and it is what separates the bedrooms from the recreational area.

Personally, I liked this home so much that I bought a lottery ticket right after I left Sage Creek in the hope that I’d have enough money to come back the next day and buy it. It might not suit everyone, but it sure suited me! :)

43 Wood Sage Crescent - Sage Creek

Builder: Gino's Homes
Selling Price: $603,100 Plus GST and Land
Type: 2-Storey

43 Wood Sage Crescent – A luxury two storey residence.

As I walked up the driveway of this home, I thought, “This paved driveway is nicer than the flooring in my rec room.” I knew once I walked in the front door, I’d be in for a treat.

The entryway had a double door. One can be locked into place and opened as needed. I thought of the baby grand piano that I’d love to own. The hall was open to the second level. A large window above the doorway illuminated the area beautifully.

To the left was an etched glass wall which looked into the large formal dining area. The full length windows in that room added more light to the front of the house. The dark espresso maple columns on either side of the entryway complemented the cappuccino maple hardwood floors.

The large living area directly ahead featured an open ceiling and large floor to ceiling windows on two sides. On one side of the room a very impressive column of cultured stone (floor to ceiling) featured a pass through fireplace and an entertainment wall. To one side of the room, next to the hallway closet, was a media closet. Wiring for this entertainment wall was tucked away in here. Wiring included jacks to built in speakers around the entire house. Some speakers were wall mounted. Some were mounted flush into ceilings along with pot lighting.

On the other side of the pass through fireplace was the spectacular kitchen. It was done with espresso maple cabinetry with stainless appliances and fixtures with a bit of etched glass for good measure. The island was done in a differing wood finish, evidently to brighten the kitchen. I absolutely loved the mosaic backsplashes. Did I mention the large pantry with built in maple shelving? At the back of the kitchen, there was a small informal eating area.

Sliding maple doors separated the eating area from MY favourite room – an all season sunroom! The flooring was luscious – large, textured porcelain tiles! Floor to ceiling windows looked out to the lake. On one side, a door led to the very spacious outdoor deck. The sunroom and deck ran the full length of the back of the house. I’d say the length of the deck was only slightly longer than the sunroom. The deck was covered in some kind of outdoor vinyl which was comfortable to stand on.

And now to the upper level! The master bedroom and additional two bedrooms were separated from one another by a balcony “bridge”. Looking over one side of this bridge, you were admiring the living room. Looking over the other railing, you could check to see who was at the front door. The master bedroom was large. It had a walk-in closet. The master ensuite was lovely. There were two glass bowl sinks atop a quartz counter. There was a huge walk-in shower and a large jetted tub. The additional two bedrooms were a decent size and shared a full bathroom with tub surround shower/bath.

The lower level of this house had a walk out to the back yard off the lake. The rooms were spacious. Speakers and pot lights had been built into the ceiling. There was an additional (large) bedroom downstairs as well as a full bathroom. In addition, there was a room designated to be either a wine cellar or exercise room… your choice. Finally, this house boasted a three car garage, one a double door and the other a single door. I liked the fact that the garage had running water and high windows to get natural light into the area.

If you are looking for luxury, definitely go and look at this home. Regardless, put this home on your list of “must sees”. You will get many building and decorating ideas from it.

59 Wood Sage Crescent – Sage Creek

Builder: Artista Homes
Selling Price: $680,624 Plus GST and Land
Type: 2-Storey

59 Wood Sage Crescent – A modern double storey home “with the works”!

Luxury! If that’s what you’re looking for, you’ll find it in this house. The main level consists of the entrance hall, the living room, formal dining area, and kitchen. The colours used by the decorator are “white on white” with maple, gray and black accents. The entry hall has a gorgeous floor of linen ceramic tile. The rest of the main level has lovely bleached maple hardwood flooring. Several walls have been given a “patina” of bleached cement. This, in particular, accents the fireplace which is black and the dark maple cupboards of the kitchen. There is a deck off the kitchen which overlooks the lake at the back of the house. The dining room acts as a bridge between the living room and kitchen and has a balcony which overlooks the lower level recreation area. Windows run from that lower level all the way up to the ceiling of the main level. This allows plentiful light to illuminate all living areas of this house.

When you’re ready to head upstairs, you’ll notice the wine/liquor storage area behind double glass doors at the base of the stairs up. Honestly, with all the light streaming in from the windows and glass doors, you’d need to refrigerate that area in some way. If you can afford this house, however, you can afford to do that.

On the second level of this home, there is a bonus room above the double part of the three car garage and a deck over the single part of the garage. Although the bonus room is approximately 20’ by 20’, you lose a little of its usable space since it has a slanted ceiling It would probably make a great playroom or hobby room.

Climb three more stairs to get to the bedroom level. The master bedroom is large and overlooks the lake. Its walk-in closet has built in dark maple organizers. There is rack to hang regular length dresses and another to hang full length ones. There is also a row above row for shirts, pants, etc. The master bath has two sinks and a desk vanity for putting on make-up. There is a walk in shower complete with rain head and side jets. The large soaker tub also has whirlpool jets. The two other bedrooms share a large bathroom with a tub surround bath/shower.

The lower level of this house is a walk-out to the lake level. It is basically divided into two areas by a fireplace wall which opens into both areas. The decorators placed a pool table comfortably into one area (you could have fit two!) and used the central area (below dining room) as a lounging/entertainment area. It is from this lounging area that you have access to outside. Although the back yard has been sodded, the patio area has not yet been finished. Against the opposite wall, there is a wet bar and the decorator has shown by example that there is room for one (or more) tables and bar stools at this end of the room.

There is a large bedroom downstairs and also a full bath. The storage/utility area is quite large and they have set up wiring for a sound system which does (and could continue to) run a sound system around the house.

Did I mention the three car garage? It is actually oversized. The single stall could easily fit a large van. The double stall has a lot of room at the front and sides. I literally drooled at all the space. I imagined my station wagon, bike trailer and two motorcycles along with all tools and outdoor furniture all stored with OODLES of space left over.

As I said right from the beginning, this is definitely a luxury home. The modern architecture won’t be for everyone, but this house is a definite “must see”.

300 Sage Creek Boulevard - Sage Creek

Builder: Randall Homes
Selling Price: $271,150 Plus GST and Land
Type: 2-Storey

300 Sage Creek Boulevard – A two storey home on the “San Francisco” strip.

Walk up to this lovely homes maintenance free front yard (loose stone). It has a small front porch that leads you into this inviting home. The great room makes use of a bay extrusion with floor length windows to bring plenty of light into the room. The room’s highlight is a corner fireplace made of cultured stone with a maple mantle.

A large screen LCD fits nicely onto the mantle. The dining area at the very back of the house also has a bay extrusion and full length windows. It overlooks the back yard which has a lovely large deck, a few stairs down to a paved stone patio, and a small amount of grass.

The kitchen is well laid out with the double sink on the kitchen’s island and a pantry in the corner. The appliances are all stainless steel. The cupboards are “driftwood” stained maple. The ceramic backsplash with a decorative strip of metallic mosaic tiles is functional as well as pretty.

Tucked into the expanded “U” stairwell is a built in desk which would be great as a computer/work area.

Three steps down from the eating area/kitchen is a generously sized back hallway which leads you out to that lovely deck and the detached double car garage. The lavatory is also situated off this back hallway.

The master bedroom is large and has a generous walk-in closet and ensuite bathroom. The additional two bedrooms look out over the back yard. I’d use one of these two rooms as a hobby/draft room. A nice feature is the upstairs laundry room… no need to cart your clothes and linens down to a lower level!

Although the basement is not finished, you can see great potential for the space.

This would be a lovely home for those wishing to have a basically maintenance free home with gorgeous entertainment areas (living room, eating area, deck, patio)!

66 Blue Sun Drive - Sage Creek

Builder:
Hearth Homes
Selling Price: $403,900 Plus GST and Land
Type: Bungalow/Walk-out

I just love when I get to go see a bungalow in the parade of homes. I have to say, there does seem to be more of them around... it used to be two stories and cab-overs that ruled the roost. Not anymore. (If you have read any of my other blogs, you know by now I LOVE bungalows!)

This is of course, another beautiful home. You are automatically greeted with several unique focal points. The foyer is big and open with a neat glass divider separating the foyer from the dining room. I heard many people comment on this and how they loved it. It was beautiful. As you walk in, there is a grand double sided fireplace in the middle of the living area. Although it is in the middle of the living area, it still feels very open and big. (My kids would once again love to chase each other in circles around this fireplace). What I really love is that you see the fireplace right once you walk into the house!

The kitchen features light would cabinets, marble countertops , beautiful backsplash and a huge island with a sink. The best thing about this kitchen, designed for my fellow wine drinkers – a wonderful wine fridge!!

I really like how the house is laid out. The bedrooms are tucked away from the main living area. As you walk down the hall, you come across a laundry room (gotta love main floor laundry – wish I had this in my house). The laundry room doubles as an entrance to the garage and a foyer with plenty of storage room (this would be perfect for all my boots – it would even be an excuse to go shopping. Look honey, the closet looks so empty – we must do something about this!!)

In the opposite direction, there are 2 bedrooms with double door closets, and the master suite. Of course, the ensuite is a dream come true. A huge soaker tub, separate glass door shower, marble countertops...ahhh.

I happened to have my 4 year old daughter with me when I toured this house. She loved the basement!! In fact she wanted to go see it first. Later when I was upstairs again, I had to go searching for her (no, I didn’t lose her... I just misplaced her... It’s a big house!!) Of course, she was in the basement (a very nice man found her for me hiding behind the couch.) She likes looking at show homes just like me! The basement was big, and open, but very cozy feeling. There were sliding doors in the basement which take you to the undeveloped yard. My daughter thought this was pretty neat. I also really liked this little room they had off of the main area downstairs. It would be perfect as a toy room(which is what I would use it for – to store all the girly toys I just know my husband loves) or as an office.

This is a beautiful bungalow! Again, I would totally recommend this home for a family similar to mine. Lots of room, open concept and a basement your kids actually want to go play in!! (you know what that means... more house to clean!)

69 Blue Sun Drive – Sage Creek

Builder: Foxridge Homes
Selling Price: $374,341 Plus GST and Land
Type: 2-Storey

69 Blue Sun Drive – A two storey family dwelling with some interesting “extras”.

As you walk up to 69 Blue Sun Drive’s entrance, you immediately notice
the lovely glass panel door, side panes and above door window using
beveled transparent and translucent glass. That glass allows the
interior entranceway to be bright and cheerful.

The formal dining room and living room are separated by the stairs
leading upstairs. Behind the stairway is a wet bar which opens into
both rooms. There is ample space for your glasses and liquor and it
includes a wine fridge.

The living room has an extra high ceiling with two tiers of large
windows. The stone and espresso maple fireplace with built-in
entertainment system is the highlight of the room. The room is
dramatic yet still has a cozy feel.

The kitchen cupboards are made of (espresso) maple and some drawers
and cupboards in its island are made of stainless to match the
appliances. The countertops are granite. The sink is extra large and
extra deep. The oven is built into the wall with the microwave above
it. The glass stovetop’s range hood is hidden behind a lovely dark
maple arch.

Upstairs, the large master bathroom has two large walk-in closets, one
directly off the bedroom and one within the master ensuite. The
ensuite is very spacious. There is a walk-in shower and a large soaker
tub. The toilet is separated from the rest of the area with a sliding
door for privacy.

The two additional upstairs bedrooms have a jack and jill (shared)
bathroom. Hidden behind double doors in the upstairs hallway is the
laundry room, convenient for clothes and most linens.

Although the basement of this home is not finished, it has been framed in.

This would be a lovely home for those who like to entertain!

10 Blue Sun Drive - Sage Creek

Builder: Kensington Homes
Selling Price: $339,900 Plus GST and Land
Type: 2-Storey

10 Blue Sun Drive – A lovely 3 bedroom family home.

The first thing I noticed about this home was the cute front porch. Although not large, it would still allow you to sit outside and chat to your neighbours as they walked by. On the other side of the bay window that looks out over the porch, you’ll find the formal dining room. It is a good size and has an alcove to fit your sideboard or china cabinet.

The great room at the back of the house impresses. Two storeys high, with a lovely fireplace, it still had a wonderful “warm and cozy” feeling to it. Perhaps it was the rich mixture of dark stained woods mixed with light coloured walls… perhaps it was the two levels of windows letting lots of light into the area… whichever… I loved being in this room.

Beside the great room is the kitchen. Decorated with white cupboards and dark countertops, it made use of stainless steel appliances. Its island houses the double sink with an extended top to allow use as bar for the great room. There was also an informal eating area to the back of the kitchen which opened out to a partly covered deck.

One thing I really liked about the main floor of this home was the organization of the back hallway leading from the generously sized garage. Into this corner of the house, the builders have nicely “tucked in” the main floor powder room, the front and garage entry coat closets (which end up being side by side creating less confusion for the home owners when looking for the right outerwear), a main floor laundry room (which smartly includes a sink between the washer and dryer), and an entry to the pantry (which “walks-through” to the kitchen).

Upstairs, I was immediately taken by the lovely circular balcony which overlooks the great room. Additionally, the builders have designed a loft with a built in double desk. This area could be cheerfully used as your computing area, as your sitting area, or in my case as that art area I always look for!

The master bedroom was large and in this version of the house plan, the builders outfitted it with the deluxe bathroom ensuite. Two areas could be separated by two sliding doors. In the back was the toilet and walk in shower, complete with bench. In the front, closest to the bedroom was the jet tub and sink.

The two other bedrooms were a good size and shared the second bathroom. I liked the large upstairs linen closet.

The basement level of this home was not finished.

I really liked this home. It gave me a “when can I move in” type of feeling!

43 Wood Sage Crescent - Sage Creek

Builder: Gino’s Homes
Selling Price: $603,100 plus GST and Land
Type: 2-Storey

This home is breathtakingly beautiful. The first thing you notice upon entering is the 19’ 6” ceiling height in almost 4,000 square feet of useable space. The house backs onto water with tremendous wildlife viewing. You get the best of all worlds; city living with a rural natural area. What’s more, there is western exposure and large windows, thereby maximizing sunlight and reducing heating bills.

The bathroom off the master bedroom is amazing. It features a rain shower in a double frameless glass enclosed setting. Double clear vessel sinks in front of a huge mirror are perfect for His and Hers morning preparation in a rush to work. With three and a half baths, everyone can get ample space to get ready in the morning. The deck off the side of the upstairs area features a non-slip flat surface dura deck with plexiglass, thereby permitting an open unobstructed view of the natural wetland.

On the main floor, there is a double sided fireplace that services both the living room and the kitchen. A unique and attractive highlight off the kitchen is a four season sunroom. This home features a triple garage with a side entrance. So, whether you want to store three cars or two cars and all of the other stuff that we all collect, there is ample room in this garage.

The basement walk out is built on a wood floor and has a 9’ ceiling. This is perfect for a family of 4 or 5 that enables opportunity for escape from the children. A little separation on occasion is a good thing.

Make sure you visit Hal at 43 Wood Sage Crescent. You may be walking into your next new home.

2 Blue Sun Drive - Sage Creek

Builder: Broadview Homes
Selling price: $278,077 plus GST and Land
Type: Bungalow

2 Blue Sun Drive - A small bungalow which would be perfect for a single person or couple.

On one side of the centre wall is the living area. The gas fireplace separates the Living Room from the Dining room and is open to both. Nice! The floors are a dark, rich laminate. The kitchen’s stovetop has a dazzling blue mosaic backsplash and a stainless steel hood. The kitchen’s island is multi-functional. On one side is the sink. On the other is a raised glass, casual eating bar and stools.

On the other side of the centre wall are three bedrooms. The master bedroom is at the back of the house and is a good size. It has a walk-in closet and full bathroom (shower). If I owned this house, I’d use the front bedroom as a crafts room and the centre bedroom as a guest room. The main bathroom is across the hall and is easily accessible to the living area.

The lower living area is a real bonus. The rec room is large and has a bar nicely situated at one end. The downstairs bedroom is almost as large as the master one and has a walk-in closet. There is a full bathroom downstairs. The utility/storage room is large. Plugs are conveniently placed for all utilities including plugs for a downstairs freezer.

6 Blue Sun Drive – Sage Creek

Builder: Qualico Homes
Selling price: $323,233 plus GST and land
Type: 2-Storey

6 Blue Sun Drive – A two storey home with three bedrooms suitable for a family of up to
four people.

This house has a small front porch with a large window that provides light for a lovely
room just off the entrance hallway. The builders have used a “bay” shaped wall with
pass-through openings on each side of the room’s doorway. The result: a beautiful room
which can be used as a formal dining room or as an office/library.

On the other side of the main entrance is the entrance from the generously sized two car
garage. The extra two or three feet on each side of the double door gives room for shelves
or a workbench. The laundry area is just inside this entrance. An entrance to the kitchen’s
pantry is beside the laundry area. What a great idea! From the garage, you can enter the
house and immediately put your groceries away in the pantry. A half bath is also tucked
into this area.

The kitchen is very functional. There are stainless steel appliances, well placed for
an organized kitchen. A centre island houses the sink and a raised eating bar. The
Caesarstone countertops are lovely. The stovetop has a brown glass mosaic backsplash.
Beyond the kitchen is a dining area with double garden doors leading out to a deck.

The highlight of the main level is the double storey ceiling in the living area. This
room has a built in entertainment centre complete with gas fireplace. The room’s large
windows face west. It would be a lovely place to relax and enjoy a prairie sunset.

Upstairs are three bedrooms. The large master bedroom is at the back of the house, facing
west. It has a large walk-in closet and a deluxe ensuite bathroom which includes a soaker
tub and separate shower. The storage space in the bathroom cupboards is extremely
generous. The other two bedrooms are a good size and face the rising sun. As you walk
down the U-shaped staircase, you have a spectacular view out the double storey windows
of the living area.

Although the basement is not finished, the walls have been framed and a bathroom has
been roughed in.

14 Blue Sun Drive - Sage Creek

Builder: Kensington Homes
Selling price: $339,900 plus GST and Land
Type: 2-Storey

This is an outstanding home in one of Winnipeg’s fastest growing neighbourhoods. Before we even get to the inside of the house, special mention must be made of the outside. It backs onto a park which makes for a calming peaceful setting. It has a large raised deck with western exposure – perfect for entertaining. There is a patio on the lower level that smartly uses much of the back yard. Combined with the garden and use of native plants, it becomes a very low maintenance yard for those of us who don’t like to cut the grass or constantly weed.

Going inside, the living room features a very large fireplace and room for a big flat screen TV. This feature wall stands out and makes the room special. Every little detail has been adhered to in the design and construction of this house. There is a highly organized mud room coming in from the garage with separate spaces for each child and a messy husband, too. The kitchen promotes plenty of easy access shelf space so that everything you need is right there. Kudos for the wine rack in the dining room. The washer/dryer room upstairs is located in a terrific spot, right before all of the bedrooms and bathrooms. The folded towels on top was a nice touch.

Something that you don’t often see is the walk-in closet in a second bedroom. Talk about anticipating a clothes hungry teenager!

One could live in this basement as it has all of the necessary amenities. Room for a large television or theater screen, bar area, bathroom and separate sitting area all make this a tremendous space. The use of hot colours bring the basement to life.

This house uses colours in a most effective way; they are pronounced without being overbearing. The house backs onto a park and has a relaxed atmosphere. There is a surprisingly large amount of space inside. The dining area can host a sizeable dinner party and the living room has ample separation from the fireplace and TV. There are three bedrooms upstairs but the aspect that appealed most to me was the fabulous bathroom off the master bedroom. The jacuzzi style tub is situated next to the shower in an effective separation.

2 Blue Sun Drive - Sage Creek

Builder: Broadview Homes
Selling Price: $278,077 plus GST and Land
Type: Bungalow

This is the perfect sized home for a young family or a young couple. It’s on a corner lot which means extra light through the side windows. It also backs onto a park thereby creating a peaceful ambience. The back patio terrace is sheltered but has a beautiful western exposure. This appears ideal for an after work glass of wine looking out over the park. The kitchen is very modern looking. As a matter of fact, the entire house is sort of a contemporary designed easy living bungalow.

The open concept stone gas fireplace smartly separates the kitchen from the front entrance. This is a great placement for a fireplace. The kitchen is laid out perfectly for a couple. It encourages conversation during meal preparation. The bar stools face the cooking area with a raised counter top. Maybe I saw the house close to happy hour, but again I thought of a couple enjoying a nice bottle of wine, talking about the day as one partner cooked and the other poured.

The artwork upstairs is very New York reminiscent. It brings the room to life.
The basement recreation room is quite open and the perfect location for a large screen TV. The back bar still permits an unobstructed view of the TV.

This house is a gem and a must-see. It will appeal to all ages.

2 Blue Sun Drive - Sage Creek

Builder: Broadview Homes
Selling Price: $278,077
Area: 1332 sq ft

As I was taking my shoes off, the first thing that caught my eye was the two-sided gas fireplace bridging the living room and eating area. This is a really nice feature separating the two rooms. The galley kitchen is well laid out in the space and I really like the CaesarStone counter top (I had to ask what the material was). I always liked granite or some other natural stone counter top, but after seeing the CaesarStone counters in several of these homes, I really quite like it. At the back of the kitchen, I looked out and could see a nice stone patio with wooden trellis in the backyard. The main floor of this bungalow is Y shaped with the bedrooms on the left side of the house. The bedrooms are all a good size with a nice sized ensuite off the master.

Being a bungalow, the finished basement plays a big part of the living space of this home. It is quite open with a small bar area set up along with the TV/entertainment area at the far end. There is a good sized room towards the rear of the house that would make a great bedroom or office. The carpet in the basement is of a premium quality and I (perhaps oddly) liked the way it felt under my feet. I wouldn’t replace the hardwoods in my house with carpet, but that doesn’t mean I can’t secretly appreciate the plushness carpet provides.

The first thing I noticed when I walked in was the dark brown hardwood floor. We have hardwood throughout our house in standard “wood” colour. In one of those dream sequences where neither money nor reality are factors, I would change the color of my floors to match this. As I walked into the kitchen, the dark brown cabinets, granite counter tops, and that nice floor combined to produce a really nice aesthetic. The kitchen is open to the family room which I could see as being very beneficial having two devious little girls who require one eye on them at all times.

The second floor is carpeted. I think I would prefer matching hardwoods to the main floor, but that is just my preference. Although, I guess the carpet works here. The master bedroom is a good size with really nice ensuite. An ensuite is something my current house lacks. The other two bedrooms are a good size. Philip, the agent at this home, pointed out the second floor loft open the floor below which I thought would be a great office.

Living in a 100+ year old house in Crescentwood, I have a secret jealousy when I look at unfinished basements in newer homes. It probably has been many decades since my basement floor was level and I am forever banging my head on exposed pipes which a previous owner kindly padded. The basement in 65 Blue Sun is framed, but unfinished. If I lived here I would finish the basement as I could be a great space.
