86 Lou Peltier Crescent - Kildonan Green

Builder: Hilton Custom Homes
Selling Price: $264,467 Plus GST and Land
Type: Bi-Level/Cab-Over

Hilton Homes must have built the ‘Ashwood VI-B’ - 3 bedroom, 1660 sq. ft. bi-level with privacy in mind for the occupants of the master suite. Quite possibly for a family with teenage or older children. Double columns mark the front of this home and stained glass is featured in the panels of the entry door. The main entry door opens into the foyer and is immediately adjacent to the entry door from the garage. Beside those doors is a closet.

As you move further into the entry way, you encounter two stairways one leading into the main level and living area and one to the basement/lower level. The lower area has been insulated and has some roughed-in plumbing plus the furnace, water heater and electrical panel. Room to grow for the new owners.

Once into the central hallway on the first or main level on the right hand side, you will find in a separated section two bedrooms and a full bathroom. Along the top of the hallway wall bordering those bedrooms, there is a ‘plant ledge’ where the residents could place plants, pieces of art or other treasures. On your left is the formal dining room which features a large window that faces the front street. A room large enough for a big table and chairs and a cantilevered space for a china cabinet or hutch. Hardwood flooring in the dining room is optional. On the top of its back wall is another long ‘plant ledge’.

Continuing down the central hallway, you will find the great room, the kitchen and an informal eating space. The ceilings are ‘popcorn’ or stippled in neutral tones. The 13 ft. by 19 ft. (approximately) great room is spacious and made even more so by the huge triple window along its rear wall (facing the backyard). Depending on what buyers prefer, this room can include a gas fireplace and/or a built-in entertainment unit that provides several cubby holes or shelves to display or store electronics. There is plenty of wall space for a large flat screen television.

The dinette or informal eating area is between the great room and the kitchen. A table for 4 would easily fit into this space. Buyers would have the option of flat windows in the wall behind it or a bay window which would add to the price of the home. The back door is adjacent to this part of the home.

The kitchen features stainless steel appliances, maple cabinets, a large pantry closet, double stainless steel sinks and an island where food preparation can be done with cupboards underneath and room to put a couple of stools on its edge. Put all three spaces together and you have a gracious, comfortable, roomy area for the owners, their family and their friends to gather.

One of the features of this property is seven steps up from the main level - the master bedroom, its walk-in closet and ensuite bathroom. It’s a space unto itself. The bedroom part is very large. enough to fit a king-size bed and several pieces of furniture. There are two big windows facing the street. Built right under these windows is a long window seat with a view to oversee how the ‘Green’ is growing and flourishing. The bathroom has two sinks, some cupboards, a ceramic shower surround and a casement window in between the vanity and the toilet.

The living space in this house is very appealing. Many little extras that it has would help make it ‘home sweet home’.

94 Lou Peltier Crescent - Kildonan Green

Builder: A & S Homes
Selling Price: $274,900 Plus GST and Land
Type: 2-Storey

The “New Castle II’ is a two storey home with 3 bedrooms and 2.5 baths with a double car garage. As with another home from A & S, there was a friendly greeting to those attending the Parade of Homes with a huge green ribbon and bow stretched across the double door of the garage. The front facade included two tall columns leading up to the entrance.

Once inside the front door, there was a coat closet at hand. Overhead was an elegant chandelier. To one side, there was a curved wood railing beyond which was the formal dining room. The 9 ft. ceilings in this home make the rooms feel bigger and more open. There is a large window in this dining room facing toward the front street. It can comfortably accommodate a large table and chairs.

If entering through the garage, you would be walking into the mud room with a coat closet and the washer and dryer. There is a two-piece powder room in that ‘back’ hallway which goes into the central hall.

The rear area of the main level includes the kitchen and an eating area beside it, plus the great room directly opposite. There is a double stainless steel sink right under a large window overlooking the backyard. All the appliances are stainless steel and the stove in this show home featured a five element top. The cupboards and cabinets are all oak and the countertops are granite. There is a walk-in pantry with a light that turns on when you open the door and turns off when you close the door. Especially handy when your hands are full of things to put in or take out of that area. Simple, but genius! The island in the kitchen had ample space as a work area plus room for stools at its edge, cupboards and electrical outlets for using small appliances. Also included at one end of the counter was a small ‘desk’ space for a telephone and perhaps some cookbooks.

The eating area next to the kitchen had ample space for a table and chairs, plus lots of light from the windows along the back wall. The door to the backyard is found right beside it. While having a meal, the residents can enjoy surveying their property and the seasons of the year go by.

The great room featured several built-ins with a gas fireplace and a built-in entertainment centre, which made more display space for accessories or electronic equipment. The huge window in this space made this room ‘the’ place for the residents of this home to gather. It was easy to visualize celebrating special occasions in such a cozy, ‘warm’ room.

Special mention needs to be made of all the niches, shelves and extra spots that are found in this home. For buyers who love their knickknacks and treasures and pieces of art, you will have plenty of room to display them all.

Upstairs, about half the sq. footage is apportioned to the master bedroom, its walk-in closet and ensuite bathroom. The bedroom itself has two windows framing the bed plus the closet. The decor was tasteful and the colours neutral. Plenty of room for a king-size bed and a large dresser and bureau! The bathroom was very well designed. It has a big jacuzzi tub, a separate shower area plus a good amount of cupboard space. The rest of the second level included two more bedrooms with roomy closets, a full bathroom and linen storage.

The lower level of this home has the furnace, water heater, electrical panel and a large space where future rooms can be built.

Maximum use is made of the space in this stylish kitchen. It has maple cupboards with a charcoal stain, all black appliances, tall sub-divided pantry cabinets, a large island/work space capped at its end with a half china cabinet. The back door is between the DR and the kitchen.

The living room is approximately 18.75 ft by 13 ft. with a large picture window looking out over the front yard and the cul-de-sac. This large room can fit enough furniture to accommodate all the friends and family you will invite to visit.

Just off the the kitchen and living room is the hallway leading to the 3 bedrooms and the bathroom. There are two 8 ft. by 11 ft. bedrooms and the master bedroom which is approximately 13.6 ft. by 11 ft. The master bedroom has a walk-in closet, a built-in area which will fit a television (facing toward the bed) and a niche underneath that for a small table or trunk. There is a window on either side of the headboard of the bed. For those who love to read in bed, there are three pot lights built into a wooden bar built above the headboard. All three bedrooms share the bathroom; with the master bedroom having its own pocket door into it directly.

The lower level of the home is quite large and currently unfinished. Washer and dryer would be located in that space. The buyer can create a rec room, an office, a play room for kids or whatever she/he desires.

Odessy includes in their information package what they call the ‘Odessy Homes Ltd. Advantage’ outlining what is included in the price of this home. Very helpful to the prospective home buyer to know what’s what.

Builder: Bentley Homes
Selling Price: $407,743 Plus GST and Land
Type: Bungalow

This Bentley Homes bungalow is definitely a specially conceived and designed home. From its dramatic grand entrance with a vaulted ceiling and twelve windows looking out on Perfanick Drive. Prospective buyers can read over the entire list of this house’s specifications about all the building supplies used, the insulation used, details on the type of windows used and the plumbing and electric al fittings. That information is very important to many buyers who want to know as much as possible about the house and how it was built.

This home is a two storey, stucco, five bedroom, three bathroom home with special features including a four-season sun room at the rear of the living space - just off the great room, dining room and kitchen. All ceilings are 9 feet making it feel especially spacious. The galley kitchen has all the ultra modern appliances, gorgeous granite counter tops, a walk-in pantry and opens to the dining room and great room. Must not forget the fireplace that is shared between the 4 season sun room and the living room.

The large windows of this space look out on the backyard and what is currently a stand of some birch trees. The ensuite bathroom has a truly space-age combination bathtub-shower system enclosed in a circular glassed in corner. It includes a steam shower, a large tub with 3 head rests, a foot massager, a rain shower from its ceiling, a hand held shower, a sound system (for music) and a cell phone. Definitely unique!

The lower level is fully finished and is like a separate living space. Because the bungalow is built with the basement raised, it has very large windows around the perimeter of the living space. It has another kitchen with generous counter space and a raised bar area and a fridge and sink perfect for social occasions and family gatherings. There are two more bedrooms downstairs - both of which are a generous size (one even has a walk-in closet) and they share a full bathroom with double sinks. 15 ROMANCE LANE – CANTERBURY PARK

Builder: Kensington Homes
Selling Price: $279,900 Plus GST and Land
Type: Bi-Level

This 1544 sq. ft. storey and separate upper level master suite is one version of Kensington Homes’ Capetown design. Definitely, no shortage of bedrooms having two on the main level, the master and possibly two more in the lower level.

A two-car attached garage is a feature of this home. When coming in after parking your vehicle, you enter at a door which is side by side with the main entry way. There is a closet right beside both doors.

Two stairs up and two more stairs up and you are in the kitchen – the vaulted kitchen – complete with a five element stove top, a large walk-in pantry with automatic lighting. A very pleasing feature is the double level island which offers a tremendous amount of storage, electrical outlets and two stools on the outward edge where you can chow down.

Opposite the kitchen area, there is an opening leading into a hallway where you will find the two main floor bedrooms with a full three-piece bath in between them and also a linen closet.

When you walk further back from the kitchen, you will find the continuation of the vaulted ceiling from the kitchen into the formal dining room and the Great Room. Quite a majestic effect to have the ‘living’ area rise above the rest of the space. The dining room has a full size table and chairs, large windows and the doorway to the backyard. It faces toward the living room which has even larger windows and is made even more dramatic by them and the furnishings including a huge flat screen television.

Eight stairs up from the kitchen area, you enter the master suite. There is a small landing at the top of those stairs from which you can look down and observe the front entry way. The bedroom is very large with its bay window facing to the front street and made even more special by the padded window box seats and wide window ledge. A great place to sit and read or just look over what’s happening outside. The master also includes a walk-in closet with a pocket door and its own bathroom with a walk-in shower.

The lower level is carpeted and includes a large recreation room space, two rooms which could become bedrooms #4 and #5. In between them is a full three piece bath. Some folks might choose to make one of those rooms an office or hobby room. The utility room has all the wiring and plumbing standing by to hook up a washer and dryer. There even enough room for a pool table besides all the other rooms mentioned.

This is definitely a house where a young family would have room to grow. It’s great that there are nearby schools for those school age children.

11 ROMANCE LANE – CANTERBURY PARK

Builder: Randall Homes
Selling Price: $304,667 Plus GST and Land
Type: 2-Storey

Randall Homes built this two-storey, 1896 sq. ft. house named “Austin B”. It has a very symmetrical front ‘face’ including a two-car attached garage and a front porch by the main entry way.

When entering the home through the garage, you will find yourself in a nicely appointed laundry room (washer/dryer); including a stainless steel sink and a closet for outdoor clothes and footwear. There is a two piece powder room next door which is handy for the family members coming home and for guests who are visiting in the main floor ‘living’ rooms.

The front foyer is roomy and has a large closet for coats and outerwear. To the side of the foyer is what was set up to be the formal dining room. It is very elegant and spacious with room for a large table and chairs. On the plan picture, this space is labeled as a flex room. However, with windows facing the front street and ample room for furniture; it is easy to see why it was decorated as a formal eating area.

Further down the centre hallway, you will discover a really well laid out kitchen; complete with stainless steel appliances, large pantry (closet), spacious island (in this show home) complete with cupboards underneath and electrical outlets. There is ample space to have an eating area in the kitchen/back door area – a table and 4 chairs. The door leads out to the backyard and its fresh sod.

There is a half-wall divider between the kitchen/eating area and the Great Room. It has shelving on the living room side and plain wood facing the kitchen. There are large windows letting light stream into the living area in the daytime. There are several options from which you can select where and what type of fireplace you would like. It definitely adds a cozy feeling to the room having one.

The upstairs level is divided in half; the master suite taking one (vertical side) of the floor plan and three further bedrooms and a full piece bathroom on the other half. The master bedroom is incredibly roomy and the furniture chosen to display in it very clearly illustrates how grand a space it is. The suite includes a full three piece bathroom and a very generous walk-in closet.

At the top of the stairs to the second floor, there is another full bathroom for the other 3 bedrooms. You do have the option if you choose to build this particular home to make the bedroom closest to the front of the house into an open landing above the foyer with a half wall.

Super nice home for a family; especially since there are several schools in the Canterbury Park area.
